Prime Minister inspects Maspero Triangle Development Project

Prime Minister Mostafa Madbouli said that Maspero Triangle area is one of the distinguished projects the State under the leadership of President Abdel Fattah El Sisi has been keen to develop after it was an unsafe slum. The Prime Minister was accompanied by Dr. Assem El Gazzar - Minister of Housing, Utilities and Urban Communities, Major Gen. Khaled Abdel Aal - Cairo Governor, as well as officials of the Housing Ministry and the New Urban Communities Authority. The objective of the project has been to provide appropriate housing for citizens in a way that remaps the whole area, the Prime Minister added as he inspected the Maspero Triangle area to follow up on the status of the project on the ground. The State has fulfilled its pledges to develop the Maspero Triangle area without causing any harm to its residents, owners, or tenants, Dr. Madbouli said. Those who received cash compensation, were provided alternative housing, or who shall soon be resettled will all benefit from development works in the area, the Prime Minister noted. During the tour, the Minister of Housing indicated that work is progressing on the Maspero Triangle development project in full swing to be completed in the near future, as it is planned to start delivering a number of housing units in the alternative housing towers project next September, explaining that the residential towers project, which is located on an area of 25,853 m2, equivalent to 6.2 feddans, consists of a basement floor (basement garage) with a surface area of 19220 m2, a capacity of 353 cars, and a ground floor (commercial) with an area of 16,970 m2, and the planned area for sale is 8500 m2; in addition to a first floor ( higher garage) with an area of 15800 m2 and a capacity of 280 cars. Besides, 2 towers for alternative housing for those residents of the “Maspero Triangle” who agreed to the option to return to it after its development, each tower consists of 18 residential floors with a total of 468 housing units for each, and a third (investment) tower with a height 23 residential floors and a total of 134 housing units. The fourth (administrative) tower consists of a basement and a commercial ground floor, in addition to 15 typical floors. Dr. Assem El Gazzar explained that the exterior and interior finishing of the first alternative housing tower are underway, its implementation rate is 98%, as well as the site coordination work by 95%, pointing out that the exterior finishing of the second alternative housing tower reached 95%, and the implementation rate of the interior finishing is 95%. The site coordination work is 85%, and the administrative tower, the implementation rate of the exterior finishing reached 98%, and interior finishing is 94%, while the implementation rate of the exterior finishing for the investment tower reached 98%, and the interior is 90%. The Minister of Housing also indicated that the implementation of the Maspero Nile Towers project is also underway, which consists of 3 residential towers, with a height of 30 floors, 774 housing units with different areas, and a suspended structure above the towers, starting from the 26th floor, and connecting the 3 towers, with apartments and villas. These residential towers are based on a base of ground, first and second floors, and also contain commercial, administrative and recreational activities, next to 3 basement floors, containing parking areas for 1,272 cars and public services for buildings. In addition to these, the project also includes the construction of a power station serving Maspero area with a capacity of 80 MW. During his tour of the Maspero Triangle, the Prime Minister inspected a model of the housing units designated for alternative housing for those residents of the "Maspero Triangle" area who agreed to the option to return after its development, and Dr. Moustafa Madbouly praised the level of finishing, noting that this confirms that the state always fulfills its promises to develop slums and provide adequate housing units for citizens.
